We are please to offer a “package” for sale by owner program for those of you who wish to sell your home or other property without the use of a real estate broker. We feel we have put together a very comprehensive and “user friendly” package, and we also feel that we have priced our services in such a manner to provide you as the customer a very valuable service at an extremely attractive price. As always, we strive to provide our customers with the best title services at the most affordable and reasonable rates, and we feel that our package is superior to other for sale by owner services which may be available to you, particularly in light of the price, services offered and professional experience which you will have at your disposal for purposes of the sale of your property. Basically, your job, as the owner of the property, is to find a buyer. At the point in time that you have reached agreement in principle with a buyer for the purchase of your property, you next job is to contact our offices at 303-639-5643. Should you need help with your contract, we will be able to get the necessary information from you for purposes of drafting the Residential Contract To Buy And Sell Real Estate. We use the form approved by the Colorado Real Estate Commission, and we draft the contract to protect your interests as the seller of the property. The contract is prepared by our licensed real estate attorney for a separate fee. There is no need for a sit down meeting to initiate the process, and once you have located your buyer and agreed on the terms of the sale and purchase, you are basically done with your “job”, and we take it from there and provide you a “turn-key” package that results in the sale of your property with the least “mental anguish”. Given the fact that we have provided this service to our customers for over 34 years, we feel we have put together a very attractive package. We have contacts with lenders who are available to provide financing to your buyers if they so desire. Our title operations provide you with very professional services and very competitive title premiums and closing fees. We also coordinate all aspects of the closing process to ease your burden as the seller of the property. We welcome you to check with other title companies in the Denver metropolitan area as to what they charge for a closing fee on a “for sale by owner” transaction, and you will find that those fees can range all the way up to $500.00 versus our charges. The bottom line is that we offer you a very reasonable fee, and we oversee the whole transaction on your behalf to make the sale of your property as easy as possible. You are required to find the buyer and agree on the terms of your sale, but once you have done this, you are basically finished with your duties in the sale of your property. You also have the alternative of proceeding to list your property for sale through a real estate broker and pay the 6 or 7 percent commission which such a broker would require, but we would strongly recommend that you at least try the “for sale by owner” method first, and if this does not agree with you, you can proceed to list your property with a broker. We also have contacts with many real estate brokers in the Denver metropolitan area who are very professional and will be more than happy to list your property should you so desire.
